My wife and I have been living at The Collection in Sandy Springs for a little over six months now, and we couldn’t be happier with our decision. From day one, the staff here have gone above and beyond to make us feel welcome, comfortable, and well cared for.

I want to specifically shout out Chris, the maintenance man, and Rob, the leasing agent, for their incredible service and dedication. They are truly the backbone of this community and have made our experience here exceptional.

Chris has been a lifesaver for us on multiple occasions. Just recently, he helped us get a brand-new fridge installed in the SAME week we reported an issue. His responsiveness, professionalism, and efficiency are unmatched. He’s always so friendly and makes sure everything is done perfectly. It’s rare to find someone who genuinely cares about residents the way Chris does, and we are so grateful for him!

Rob, on the other hand, has been equally amazing. From our very first interaction, he’s been incredibly helpful, knowledgeable, and personable. Rob made the leasing process smooth and stress-free, answering all our questions and ensuring that we felt confident and excited about moving in. Since then, he’s continued to be a fantastic resource whenever we need assistance or have questions about the community.

The community itself is beautifully maintained, and it’s clear that the team here takes great pride in making The Collection a wonderful place to live. The amenities are top-notch, and the location couldn’t be better for us.

Overall, I’ve really enjoyed my time here! The apartment itself is great, and I love how everything I need is within walking distance, including the beautiful park nearby. The building and most of the amenities have been solid so far, but I do have one concern regarding the package receiving system.

As someone who orders online frequently, including monthly essentials through Amazon subscriptions, I was particularly drawn to the Parcel Pending lockers that were mentioned when I moved in. I was reassured this system would allow me 24/7 secure access to my deliveries, which I was happy to pay extra for. However, in my experience, only about 10% of my packages have actually been delivered to the lockers, while the vast majority end up in the office, where I have to retrieve them during business hours only. This has been a bit of a hassle, especially since the staff always seem busy when I come to pick things up, and the office can get quite crowded with packages. Between having to take time away from my own work day to go down and get packages during your business hours, and feeling like I’m disrupting people working each time this experience has been very awkward and inconvenient.

I understand that the lockers can fill up quickly, but I wonder if there’s room to explore alternative solutions, like Fetch, which has packages go to their warehouse and then delivers directly to residents’ doors at a scheduled time. This could prevent the office from being so overwhelmed with packages and offer more convenience to residents like myself who were initially promised secure, easy access to deliveries and have limited time during the work day to retrieve packages. This service has a fee but I would rather pay for something that actually works and gets used. I feel like I paid for parcel pending for no reason since I hardly ever get my packages delivered to a locker.

I love living here and really hope this issue can be addressed. I’d love to renew my lease, but having a more reliable and convenient package system would make all the difference for me and, I’m sure, for other residents as well. Thank you so much for your consideration!

Currently still living here and although it is nice I have my packages stolen quite frequently. Imagine you working hard and having residents stealing your packages ALL the time. I understand there’s office hours so I specifically set delivery time for when the leasing office is open and my package still ends up being stolen. I wish there was a drop box where if an Amazon delivery driver or poster worker can drop it there in the back office however there isn’t. I hate paying all this money for things I need and they come up missing even my medication! Even when the office is open the delivery team still drops my package randomly anywhere. To where either the leasing office or no one else can find it. I’m sick and tired of spending hundreds of dollars on reordering things waiting for my refund and having to play where’s my package every time I order something. There’s been times where my stuff has been in their building next door. I get some things are out of their control but if there was a room specifically for drop offs during and after hours this wouldn’t be an issue because it’s secure. You pay an upwards of $1,900-$2,000 a month for your things to be stolen REALLY?!?!

Very lazy and neglectful management. Had to call police multiple times regarding domestic violence happening in the unit above me, following each of these events I sent multiple emails to management and never received any response. 60 day notice of move out is required which I provided 90 days in advance, upon the 60 day mark management attempted to discredit me stating they never received my notice despite having receipts of what I provided. Upon moving out I was told the remainder of rent would be taken out of my security deposit, when I received the remainder of my deposit there was a $150 late fee taken out despite management being the ones to deduct my rent, leading to a weeks long argument for this money. Management puts forth no effort and constantly contradicts each other while going back on their claims. There are much better places to live for this price.

There is currently major ant infestation at this complex. The fire alarms are going off throughout the night with no reported fire. The walls and floors are extremely thin. I would not recommend leasing here. Save yourself.

When I first moved in, I kept smelling sewage, but I thought maybe it was because the apartment had been left vacant for a while. I went through all the normal steps to resolve the issue but to no avail. Well, it just got worse—the apartment was flooded by their faulty sprinkler system. It took almost 6 months to replace the walls, flooring, carpet, and paint. Mind you I hadn't lived in my apt. more than three before all this took place. After all the repairs were done, guess what? The smell of sewage persisted. It took the amazing service team (Cebron & Seth) months to persuade upper management of the issue. Well, I was right. The first-floor apartments are built over the sewage system and haven't been drained in years. The request for a reduction in rent was denied. I pay over 2k for a one-bedroom. All I will say is do your research before moving into one of these "luxury" apartments. Also, there are some entitled neighbors so be mindful.

Ridiculous price for a "luxury" one bedroom apartment but unfortunately there isn't any better priced alternatives that are decent looking. I am charged $5 a month for pest control who I have never seen spray other than one time where I had to request someone to come kill the massive ant colony inhabiting my apartment. You are also required to pay $25 a month for valet trash service which only stinks up the hallway from people leaving trash sitting out there and I have never once used it. I would much rather walk the 100 yards to the trash shoot and dispose of my garbage instantly. The only thing "luxury" about this place is the tall ceilings which I could not care less about. As long as my head doesn't touch the ceiling then that is fine by me. Unless I seal up any groceries/food in an airtight container it is overrun by ants within the next day. I have a trash can with a sealed top that the ants come under my front door and get in my trash that does not sit long. I am attaching pictures of some of the ants I have killed on my own with stuff I paid for myself. I have had ants crawl across my face as I lay in my bed which has never been eaten in so there is no food for them there.

Edit. Ants in my medicine 2 weeks after I requested pest control and the place was allegedly sprayed. I’m paying $2000 a month to have everything be infested with ants.

I lived there from the beginning and I’m telling that this management company will rip you off and there are cops there all the time!!!!

Marijuana smoke is constant.
Cops are always here looking for suspects.
Breaking into homes happens without the office reporting it to residents until the residents pressure them to report it.
People having sex in daylight on top of parking deck when they live here.
Suspicious characters live here who you knowwwww can't afford this place and they bring dangerous people with them.
People in the courtyard grilling at 10pm, what's up with that?!
No rules no regulations no security!
Garage entry is easy for criminals to get in because gates are broken abs no cameras.
Fire alarm always goes off for no reason or some drunk kid pulls it.

They charged me over $300 to replace carpet after I moved out, nothing wrong with carpet btw! No where else have I been charged for carpet after I left nor additional charges after I left! They are crooks here and idiots!

Sprouts is the only good

***Filed complaint on Better Business Bureau regarding this fraudulent company and they fought me for the fraud they are running on consumers when it comes to charging for move out for carpets that don't need replacing. Look their name up on BBB to see evidence.

***Update on July 31st 2019. When they scammed and bullied me into paying for the carpet that should have never been replaced because carpet was fine and under five years , Ryan (the assistant manager with an attitude problem) told me that Jimmy (the maintenance guy) made the final judgment on replacing the carpet. So Jimmy said that “the dirt would rise back up after vacuuming hair away so we need to replace carpet”. Mind you they do this without consulting the resident that moved out. ZRS management will find a way to steal your money when you move out , don’t go to any of their properties! All they say is “Thanks for the feedback and please don’t hesitate to call us at the Collections for assistance!”. Such garbage.

BTW, the reviews from Zach Devereaux and Kristen are fake because they both work there!

Look at the pics I attached , you will see that the carpet is clean when lighting is normal and the other pic shows hair that they could of just vacuumed vs replacing whole carpet , I mean did pay the apartment to clean my apartment after move out so it would be nice if they did that! But Ryan at the front desk just says “ sorry, put yourself in my shoe, I have to collect this money, you signed this contract and Jimmy says we need to replace everything because we want to rip you off!”.
